The Buying Process
If you are serious about buying a property in Spain you will need an NIE number which is issued by the Comisaria de Policia. We can help you fill in the forms and, if you wish, accompany you through the process. At the present time this is taking approximately six weeks to complete.
When you have found your ‘dream in the sun’ and agree to purchase, all the relevant paperwork is sent to your lawyer. As and when he is satisfied with the paperwork you will be asked to send a deposit, normally 10%, to the lawyers ‘client account’, at which time a legally binding deposit contract will be drawn up and signed by the buyer and seller and giving a mutually agreeable date for completion.
Completion takes place at the Notary’s Office with the lawyer present. It is possible in Spain to go through the buying process just using a Notary, however we strongly recommend to all our clients that they use the services of an English speaking lawyer.
After all, you wouldn’t buy a property in England without a solicitor.
